Where is REIT WRECKS ???

A few non-traded REITs look to be having great success in their liquidity events - just today one was sold for over $12 / sh. !!! Where are the naysayers? Reit Wrecks? You out there anywhere? As I said in a post quite some time ago... these non-traded REITs need to be looked at on a case-by-case bas...

Why no posts on CPA series of NT REITS?

Could it be that because WP Carey's many CPA REITs have all made investors good money that they have not been mentioned? Now it looks like CPA 15 will close out at a great profit as well! That and it's current dividend of over 7% ... not too bad. Not what I'd call a "wreck".

Re: Can't Trust Cole Credit Property Trust III

Yep, my bet is Cole III pays off. I see nothing wrong with adjusting the dividend based on market conditions. I think the timing of this reit bodes well for the value, as does the Cole II performance so far.

Re: Ray Lucia And His Non-Traded REIT Dividend Double Talk

Do you know where this audio is taken from? Sounds like a group presentation, right? Anyhow, he should be reported to the regulators or somewhere for how he is answering this question - and I assume many others. I will say that he doesn't really say how much he expects them to come back up in value ...

Re: open letter to "REITWRECKS" Concerning ARCT

Hammer, you can't just list a few NTR that came out BEFORE the market collapse and say "see, NTR's true NAV is below $10/sh". Yeah, and the ones that wound up just before the crash were ABOVE $10. So what? WHat I said is that IF conditions 2+ years into the offering have improved such that it is obv...

Re: open letter to "REITWRECKS" Concerning ARCT

You are all missing the KEY advantage of the NTR vs. publically traded. You can buy them late in the offering for the same $10 share as when new! So, using the examples above - who had the guts to buy the TRADED REITs in Feb 2009? VERY FEW! However, after seeing the traded brethren appreciate 100% i...

Re: open letter to "REITWRECKS" Concerning ARCT

I guess it's tough to own up to mistakes for some.... sarcasm is always the answer when faced with facts that make RW look bad. Sorry though, it doesn't cut it on this one. You've beaten this REIT up with what YOU thought were facts and accurate conclusions - but that wasn't the case and now the pro...

Re: KBS Strat Opp

I know a bit about this one from KBS. It's a very interesting non-trader REIT in that only a few opp Reits are out there. Anyhow, IMO, the Opp reit structure has a much better chance to be successful because they are looking for more cap gains and have a reasonable chance to overcome the big commiss...

Re: Ray Lucia Responds to Warnings On Non-Traded REITs

Thanks for the post on Lucia's response to the warning. I will give him credit though - at least in this response he does address many of the issues in non-traded REITs. The biggest "gloss over' though is when he is discussing paying dividends early in a program that isn't earned. He says "that's re...

Re: Cole REIT Has Dividend Problems

Very interesting articles on the sale-lease back market, etc. However, I wouldn't conclude that they imply properties bought in 2009 and 2010 weren't "good buys". Just the opposite I think - seems like prices NOW are going up due to demand, much from non-traded REITs it seems. So... my conclusion at...
