They are not guaranteed to be losers but are very likely to be losers. . Crabs, they are certainly guaranteed losers if they sell their shares. My greater point is that all the conditions were favorable for what should have been a very successful investment yet the structure assured it couldn't be....

You don't need the complexity of a REIT. Any decent securities lawyer in your town can put together a partnership agreement and disclosure document for you to do your initial small offering.
