Hello??? Current returns now in Cole III over the past 3 1/2 years are in the 75-90% range. Anyone there??? Hello?? Wholly Inappropriate?? Fees will never be made back?? Hello??? Anyone???

Is this still wholly inappropriate? Current share price is 12.31. This forum is totally dead except for the Apple REIT forum. I guess the real estate rally may have had something to do with it. Anyone out there buy a BDC? I am specifically looking at the Franklin Square Energy and Power. I might add...

Masterbeam, you are sorely mistaken...it actually up to 15 after coming down from almost 18. These non-traded reits are really not worth it and should have no place in a well diversified portfolio. Frauds! A 50% plus return! What a joke!

Word on the street has the tender offer around 12.75. This goes public tomorrow. If this hits 13 or so at the open the minimum return on investment for the people that bought in February 2012 will be around 38-40%. Not all REITs are created equal.
