Xenia spin off

Anyone tracking the proposed spin-off of the hotel properties from Inland American REIT, essentially creating a publicly traded company of hotels and leaving the retail properties in the non-traded (and illiquid) IA REIT? Just saw this come up and haven't looked at it yet.

Saw today that Inland has started an IPO for its next REIT, the Inland Real Estate (lose your) Income REIT. Shares of this non-listed REIT can be yours for the low-low price of $10! I'm sure that will not at all work out badly for the investors.

I think the investors - at least those of us paying attention - knew the dividend was a joke, but it's a question of degree. Why it had any dividend at all in 2008 and 2009 is beyond me given the market conditions. Sure, they got hurt, through no fault of their own, by the bankruptcies of several la...

Current'y (about an hour into trading) about 8.70. Slowly climbing most of the morning. Related to the over distribution problem, I was doing my taxes and noted that much of their "dividends" have actually been returns of caputal. Second year in a row that is the case.

Pricing is set for tomorrow (Thursday). with an $11 mid-range, that puts the actual value of the pre split shares at about $4.40. Only a buck less than their stated value. Nice.

FYI: The "Retail Properties of America" fka Inland Western REIT is to price this week. Range of $10-12.

Can't wait to be able to put a final value on their crap.

I should also point out that if the price is really $12 at IPO day, that put the pre split/dividend value of the old Class A stocks at about $4.80. Makes the secondary market seem even more accurate.

Well, apparently the former Inland Western now Retail Properties of America has re-started their IPO in greater interest, having done the dividend of Class B shares and erasing most of the existing stock on a 10 to 1 reverse split. (note that the previous IPOs have done a 4 to 1, including the forme...

Ok, not really, but the latest missive from the investor relations group had them state that they are "hopeful" that they will complete the IPO in 2012. Uh-huh. Oh, and they lowered the stated price to $5.75. That's only down a little from the last stated price, but still down 60% from the initial. ...

Sure is quiet. The SEC filings they made haven't said much about its status and there haven't been any happy press releases from management. So, is this thing dead? Did the road show go badly? Anyone got any intel?
